I Bought a House ..Now What???

  • Buyer has already made loan application and has loan in process, or has a Pre-Approval Letter by Lender.

  • Contract signed and Dated, and Earnest Money check written by Buyer.

  • Property Inspection ordered by Buyer.

  • Appraisal check sent to lender by responsible party(See contract agreement)

  • Inspection results in, any repairs are requested and may be agreed to or negociated.

  • Insurance for home procured by Buyer, Insurance binder sent to Escrow.

  • Appraisal ordered by Lender.

  • Other Inspections ordered , and any repairs completed.

  • Final contingencies removed.

  • Final signing appointments scheduled by Escrow Officer.

  • Closing figures confirmed with Escrow Officer, Closing funds brought to Escrow as Cashier's Check.

  • Final documents signed by Buyer and Seller.

  • Final documents recorded with County Recorder by Title Agency, keys to Buyer.

  • Congratualtions!

I Bought a New House..Now What?

  • Contract signed and Dated,with an Earnest Money check written by Buyer, along with, final options determined

  • Escrow opened and Earnest Money deposited.

  • Buyer makes loan application, if loan is not already in process.

  • Insurance for home procured by Buyer, Insurance binder sent to Escrow .

  • Final loan contingencies removed by Buyer, such as "Home to Sell" Contingencies or requirements to secure the loan by Lender.

  • A final Construction date for the completion of the New Home is set by Builder.

  • The new Home Builder advises of time schedules to order turn-ons for utilities and phone for New Home.

  • The Builder coordinates with you and Title Company for final Walk-through of property and signing of documents and balance of down to bring to closing in a Cashier's check.

  • Final loan Documents signed by Buyer and Builder.

  • The loan is funded and Final documents recorded with the County Recorder by the Title Agency and arrangements are made by the builder for you to pick up the keys to your New Home. Usually at the Sales Office.
